Our structural calculation & reporting packages include the following but not limited to:
- Site inspection visit (unless there is specific reason not to visit).
- Structural drawings, load bearing assessments & calculations*.
- Ongoing email & phone support to project team queries (client, architect, builder, part wall surveyor etc).
*Our drawings and details normally include General Arrangement plans of the structure (normally in 2D CAD). Typically these include:-
- Building substructure such as strip/ raft/ piles/ pad & beam foundations etc.
- Floors construction such as concrete slabs or timber floors.
- Load bearing walls, chimneys and lintels / full assessment of load bearing structures.
- Provision of steel beams/ framework to support the structure.
- Roof structure and any trimming of openings such as roof lights or staircases.
- Structural details such as connection details of steels, timber and concrete reinforcement details.
- Relevant building notes to structure such as strapping notes, tying notes etc.
- Other related structural items that can be specific to the project.

Fees & Quotes
To obtain a structural calculations quote we need full site address, project brief in writing and full set of architectural drawings to show ‘existing’ and ‘proposed’ arrangement if available. The cost of using structural engineering services will vary considerably depending on the project & property size, complexity of the design features, impact on adjoining properties, quality of architectural drawings etc.
Example of fees*:
- A simple single beam design with site visit for a domestic house will cost a few hundred pounds (for example £550+VAT ~ £750+VAT).
- Loft conversion design fees will vary depending on complexity and amount of work involved. Quotes start from £850+VAT~£1100+VAT or above.
- House Extension design fees will vary depending on complexity and amount of work involved. Quotes start from £850+VAT~£1500+VAT or above.
- FULL refurbishment consisting of loft conversion + extension + taking out internal load bearing walls can start from £1250+VAT~£2500+VAT and above.

We prefer to work on a fixed fee basis. Our quotes clearly state fees structure in advance of engagement so there are no surprises of hidden fees at later stages. This will give a clear idea to you and your client the level of our fees in advance and a budget can be set accordingly. We list in advance as best we can what other costs are to be expected.
General disbursements and everyday expenses such as travel are included in our fees when we come out to perform structural calculations.
If we are charging on an hourly rate, we will provide an estimate of the amount of work required in advance and keep the client informed unless there is special reason that prevent us from doing so.
