Cracking due to subsidence

One of the most common structural concerns that occur in homes and properties in London and the Home Counties is cracking, and concern by home owners, tenants or landlords that the cracking may be due to subsidence. 

Subsidence is an emotive word for property owners but it simply means a downward movement of some or all of the foundations of a building.  Settlement is another word which actually means the same thing.  To the lay-person, downward movement of the foundations of the foundation may sound alarming but in reality all building of all sizes, from your two storey house to a forty storey office building, will experience subsidence or settlement.  Problems arise, though, when the amount of subsidence exceeds what is acceptable and causes cracking or occurs more in some areas of the property than others.  Either of these can cause cracking.  

The cracking may be causing you concern on the safety of integrity of your home, and possibly cause worry of the safety of your and family and you are seeking informed advice on the cracking.

We will visit the property to gather evidence on the building and investigate the highlighted issue.  With our experienced and informed eye, we can also judge the structural health of concealed elements such as the foundations based on what we can see above ground.  For instance, we would be able to determine whether cracking around a bay window has been caused by movement of the foundations or just poorly installed windows.

We will then produce a detailed written report describing the issue, how severe any problems may be and giving options for how the problems could be repaired and the root cause addressed.  We can also give a very crude guideline on the cost of those repairs.  

Often a structural problem may be localised in the property and you may wish Structures-Made-Easy only need to report only on that issue.  Alternatively, we can investigate the structure of the entire property.
