The most common of these concerns would be when someone has noticed  cracking and is concerned it is due to structural movement.  Other concerns might be something else such as the effect of a leak on the structure, an unusually sloping floor or a wall to be removed.  

There are five typical situations where you may need specialist structural advice.

  • You may need such a report to understand why cracking or deterioration has occurred in your property and how it might be remedied.  
  • You may need the report because another professional has suggested it.  If you are buying/ selling a home then you may have commissioned a Homebuyer’s Report / Survey or your lender has carried out a survey as part of their valuation.  Those surveys may describe areas where they have concerns regarding, perhaps, cracking and suggest expert structural investigation is required.  Our inspection and report would advise you if there is a cause for concern and how it might be remedied, and ultimately help inform how you proceed with your home purchasing.  
  • You may need a structural report because your building insurer has requested it .  They may have inspected the property and noticed cracking or some other concern with the structure and they have suggested they need structural advice to inform what insurance they can offer.   
  • You may also need a report if you are currently making a claim on your building insurance for structural-related matters.  Insurance companies can take a good deal of persuading that a crack is due to structural issues.  You might choose to have our advice to help substantiate or accelerate your claim with the insurers.
  • You may need a report if you are planning to relocate or remove a wall in your property and are not sure if it is load-bearing.  We can give guidance on this, so can determine whether the wall can be moved without any structural changes or if a new beam would be needed.
