Do you provide estimates for costs of repairs?
As chartered structural engineers, Structures Made Easy are experts in determining why structural problems have arisen in a property. Following our inspection, we will analyse our findings and then recommend the required repairs. The cost of those repairs can often influence the sale price of a property, so vendors and buyers are both helped if the repairs are costed.
Once we have determined what repairs are required, Structures Made Easy can provide a rough guideline of the cost of the repairs. This is based on our experience of working with building contractors carrying out similar repairs, but they are only a crude estimate. This level of accuracy is typically adequate for use in negotiations between vendor and buyer.
There are, though, many elements that affect the cost of construction works. Structures Made Easy are consultants who design and diagnose structural works, rather than builders or contractors who actually carry out the building works of the repairs. We can provide rough guidelines of cost for simple, common repairs such a localised crack repairs to external walls or around the interior of a house. For more complex works, though, there are many elements that affect the cost of construction works. Such works might include underpinning of foundations, rebuilding of brick piers, strengthening of supporting beams, resupport where chimney breasts have been removed and inadequately supported. For costing of such larger or more complex repairs, you would need to get input from a builder or contractor. They would price the works, accounting for all elements such as the materials, specialist trades, temporary supports, the duration of the works and down to secondary items such as the costs of parking nearby. They may be able to give an initial estimate, then follow up with a more detailed price. Both of these will have a much greater accuracy than we can provide.
