Evidence of structural movement Report

If you received this request, then you are at the right place. “There is evidence of structural movement. Therefore, we need a detailed inspection from a suitably qualified Engineer (MICE, FICE, MIStructE, FIStructE) or a Chartered Building Surveyor (MRICS, FRICS) is required. This report should identify the cause of the movement, together with costs for all works necessary to ensure future stability.”

Homebuyer’s surveys are carried out by most people when they are buying a property to help the buyer decide whether to buy or to help the mortgage lender judge the value of the house.  These reports will often highlight cracking or sloping floors in the property, stating that they may be evidence of structural movement.  This will cause the mortgage lenders to request a more detailed investigation of this issue to determine the existence or severity of any structural problems with the property.  They will request that the detailed investigation be carried out by a suitably qualified Engineer (MICE, FICE, MIStructE, FIStructE) or a Chartered Building Surveyor (MRICS, FRICS).   In fact, the only person who can comment on structural movement with relevant experience or qualifications is a chartered civil or structural engineer.  The chartered status for the engineer is essential since it shows the engineer has the depth of experience and knowledge that is required to accurately diagnose the cause and severity of any movement in a structure.  A chartered building surveyor, though, is not suitable for such an investigation, despite what some mortgage lenders, estate agents or statutory bodies recommend.  A surveyor, chartered or not, does not have the specialised expertise regarding the structure of a building that is necessary to understand why a building has or is moving.  Surveyors know a great deal about general building matters, but do not have the knowledge or experience regarding the structure itself.

The chartered engineer will inspect the areas highlighted in the homebuyer’s survey a showing signs of movement.  The location, nature and orientation of the cracking or signs of distress will tell the engineer and great deal and help them reach a conclusion on the cracking.  The conclusions will determine the cause of the cracking, whether it is due to structural movement or many other reasons, and if it is recent and ongoing or historic and stable, then the severity of any structural shortcomings.  This information can then provide assurance to lenders or buyers and the cost of any remedial works.
