How long is a structural survey valid for?

A structural survey is an important assessment of a building’s structural integrity. It’s often carried out before purchasing a property, planning renovations, or investigating suspected issues. The duration of the validity of a report is sometimes raised.

The simple answer is that a structural survey does not have a fixed expiry date. However, in practical terms, its usefulness generally lasts for around 12 months, but this very much depends on the condition of the building and any changes that may occur.

This time frame exists because the structural condition of a building can change over the months or years.  A structural survey is a snapshot in time. It reflects the state of the property on the day the inspection took place. If no alterations, major weather events, or structural works have occurred since, the findings may still be reliable after a year. However, factors like settling foundations, water damage, a particularly dry summer or nearby construction can quickly alter a building’s condition. In such cases, Structures Made Easy would recommend a new inspection be undertaken, so any changes to the fabric can be recognised.

Structural reports are often required by mortgage lenders and insurers to help them decide whether to lend or to insure your property.  There is no industry standard, so different companies may set their own validity periods.  We have had lenders ask for new reports after only six months, whilst others have accepted year-old reports. For homebuyers, if your purchase is delayed or the property remains on the market for a long time, a new survey might be needed for peace of mind.

The more recent a structural report, the simpler it will be to satisfy your lender, insurer or homebuyer.  Getting a recent report will reduce the risk of any complications or rejections later in the process, when time might be critical.  As a structural engineer, we always recommend acting promptly if any new conditions arise.  Perhaps you notice new signs of damage, cracks have extended, or doors are not sticking where they once swung freely. For such big decisions in our lives, such as buying a property or planning major renovations, it is best to ensure your survey reflects the most up-to-date condition of the structure.

In short, while there’s no legal expiration, we recommend you consider a structural survey as valid for about a year, but less if the building’s condition changes.
