Alternatively, the freeholder of the block may have general concerns or needs general advice on the structure of the building.

At Structures-Made-Easy, we have extensive experience of all ages of apartment buildings, from the Edwardian to the modern day, from early concrete to modular modern flats.  We are familiar with the structural forms and approaches adopted during these eras, from the materials and construction techniques to the standard positions of foundations, or concealed beams and walls.  

Whether we are inspecting the entire block or an individual  flat, access is the key to Structures-Made-Easy being able to give definitive guidance.  For investigation focused on an individual flat, we would need access to those directly around, above and below it.  For an inspection of the general building, we would need access to as many of the flats and areas of the building as possible.

Access to the individual flats will help determine the floor construction then the location, size and layout of the load-bearing elements of the building.  This information will help Structures-Made-Easy determine the causes of any signs of structural distress or help us reach a conclusion on the feasibility of structural alterations.

If the building is over three storeys above ground level, then there will be limitations on the visual inspections we can carry out, again due to access limitations.  We will be able to inspect facades for signs of structural distress from close range if access equipment such as a cherry picker is available.  If this is not possible then our visual inspection could only be made from ground level, possibly with binoculars.  This is typically fine but its limitations should be appreciated by our client.
