When we are buying a property, it is a large investment and often we need some guidance on whether there is anything wrong with the property that could make it worth less than the vendors or the market believe.

On the other hand, when we are selling a property we may want guidance on any problems to help decide how much to sell the property for. 

If you are buying, you may have noticed something yourself or it may be your lender has highlighted an issue with the structure, possibly in a Homebuyer’s report or a chartered surveyors condition survey.  Similarly, if you are selling and suspect something may be amiss structurally or has been highlighted by, perhaps, an insurer then you would like more guidance on the scale of the problem before you put the property on the market.  The guidance required may be on structural matters because a structural issue has been noticed on the property and specialist advice is required.

This is where Structures-Made-Easy come in.  As structural engineers with a wealth of experience of buildings from Tudor to modern day, we are the expert specialists who can give reliable guidance on the structural condition of a property.  Other professionals in the construction industry such as surveyors, builders or architects may give advice on such matters but unfortunately their advice cannot always be relied upon.  For that reliable advice, you will need a structural engineer.

We will visit the property to gather evidence on the building.  We may only need to inspect one area or, if you prefer, we can inspect and comment on the whole property.  With our experienced and informed eye, we can also judge the structural health of concealed elements such as the foundations based on what we can see above ground.  For instance, we would be able to determine whether cracking around a bay window has been caused by movement of the foundations or just poorly installed windows.

We will then produce a detailed written report describing the issue, how severe any problems may be and giving options for how the problems could be repaired and the root cause addressed.  We can also give a very crude guideline on the cost of those repairs.  This report lets you, and possibly the mortgage company, know the scale of the problem and helps you both get a sense of whether the property is worth as much as the vendor thinks.  If you are selling then having Structures-Made-Easy investigate the issue before the property goes on the market could well help accelerate the selling process as the report can be prepared before everyone is waiting for it.
