It is often a requirement of mortgage offers from lenders that we need to take out buildings insurance on our properties so they can be sure of recouping the money they lent if the basic fabric of the property is damaged.
We may also want buildings insurance for our own peace of mind. The company providing the insurance, though, need to know how big a risk they are taking by insuring the property against, perhaps, flood, burst pipes or some structural problems. To help inform their assessment of the risk, they will often ask for a specialist to comment on the structural condition of the property.

We will visit the property to gather evidence on the building and inspect all areas, from the roof to the Ground floor. With our experienced and informed eye, we can also judge the structural health of concealed elements such as the foundations based on what we can see above ground. For instance, we would be able to determine whether cracking around a bay window has been caused by movement of the foundations or just poorly installed windows.
We will then produce a detailed written report describing the issue, how severe any problems may be and giving options for how the problems could be repaired and the root cause addressed. We can also give a very crude guideline on the cost of those repairs. This report lets you and your insurers know the scale of any problems and thereby agree a value for the insurance premiums.
