Structural report for mortgage or re-mortgage

When we are buying a property, the mortgage company who are lending us the money need some way of recouping their money if for some reason we can’t pay it back.

Typically, this means the ownership of the property will switch from you to the mortgage company.  The mortgage company can then sell the property to recoup the money they initially gave you.  There could be a problem with this for the mortgage company, though, if the property is worth less than they initially gave you.  The same principles apply if you are re-mortgaging.

One of the reasons the property could be worth less is if structural problems arise with the property that were not apparent when they lent you the money.  To protect themselves against the risk of this happening, mortgage companies need to know if there are potentially any structural shortcomings of the property.  Their first step will be to require a condition survey of all elements of the property to be undertaken, commenting on everything from, say, the roof tiles to decoration to the cooker.  If this general survey notices something awry with the structure of the property, cracking in some areas for instance, then they will request a specialist investigates that issue.  

This is where Structures-Made-Easy come in.  As structural engineers with a wealth of experience of buildings from Tudor to modern day, we are the expert specialists who can give reliable guidance on the structural issues highlighted in the general survey.  Other professionals in the construction industry such as surveyors, builders or architects may give advice on such matters but unfortunately their advice cannot always be relied upon.  For that reliable advice, you will need a structural engineer.

We will visit the property to gather evidence on the building and investigate the highlighted issue.  With our experienced and informed eye, we can also judge the structural health of concealed elements such as the foundations based on what we can see above ground.  For instance, we would be able to determine whether cracking around a bay window has been caused by movement of the foundations or just poorly installed windows.

We will then produce a detailed written report describing the issue, how severe any problems may be and giving options for how the problems could be repaired and the root cause addressed.  We can also give a very crude guideline on the cost of those repairs.  This report lets you and the mortgage company know the scale of the problem and helps you both get a sense of whether the property is worth as much as the vendor thinks.

Often a structural problem may be localised in the property and the mortgage company may only need Structures-Made-Easy to report only on that issue.  However, some companies require us to comment on the entire property so please check before we agree the scope of our investigation.
