Structural report on bay window?


A good deal of London was built in a relatively short period, from the 1850s to the 1930s, when the architectural style for homes often included a bay window on the front of the house. 

Bays were introduced in the late Georgian period and continued to be a feature of houses built up to the Second World War.

Bay windows are a common location of cracking and one we are often asked to investigate.  Many cracks in buildings are not due to structural movement, but cracks in and around bay windows are indeed often due to this.

For such cases, it is likely you or a surveyor may have noticed cracking under the window cills or around the top corners of the windows in the bay.  This cracking might be on the plaster on the internal face of the front wall or in the render or brick on the external face.  It may also be on the walls on either side of the bay, especially where they join the corners of the bay.

We would visit the house to inspect the bay window and the adjacent structure of the house.  We will also look at the structure of the whole house and inspect the surrounding grounds for local planting, below ground drainage runs or changes in level of the street and gardens.  All of these external influences are particularly important for a bay window, as it is closer to them than the rest of the house and therefore more susceptible.

We would use the information from the house and combine it with a desk study of ground conditions or other local influences to write our report.  Our report would describe the movement and why is has occurred, its severity, whether it is historic or ongoing and then recommend a series of options for remedial works.  These options might include simple repairs to make cracks less likely to reoccur in future or more fundamental work such as new local foundations.
