Structural report on movement?

Movement is usually first noticed in a property when cracking appears or appears to have worsened.  This is the most common cause of concern regarding structural matters for property owners.  It is natural for property owners to be concerned as cracking can be a symptom of foundation problems, but this is by no means always the case.  

The cracking may be due to structural movement that is not associated with the foundations, but instead is a result of structural movement of the beams or floors above ground.  Alternatively, the cracking may be result of movement that is nothing to do with the structure.  A common cause, for example, is thermal movement as buildings expand and contract like everything does when temperatures or moisture levels change.  The minor local movements that occur as a result can lead to cracking.

Movement, though, may not express itself solely through cracking.  It might be you have noticed a bulge in an external wall or sagging in a roof or beam.  Again, there can be multiple causes of such movement.

Our first task would be to visit site and gather information of the area of concern.  We will also inspect the entire house and surroundings to gain a full understanding of the existing building’s structure and the potential influence of adjacent buildings, trees, drains and ground levels.  Using our experience and analytical expertise, we would consider the evidence we gather from visiting the property then produce a written report.  

The report would comment on the movement, describing whether it is due to structural movement.  If the cause is structural then we would advise on its severity and explaining why it has occurred and if it is likely to continue.  We would then describe options for how any structural problems can be addressed.  This might only involve local repairs, recommendations for further investigations or discussions of more fundamental remedial works such as underpinning.
