Structural report on roof?


As the first barrier for weather-tightness of your property, roofs are often a cause for concern amongst property owners. 

They may also be an opportunity for more space or more light or perhaps a new heating system. For each of these, structural engineering advice is often required.

Historically and in more modern buildings, the structure of the roofs are often a good deal less robust than the floors below them.  As such, they often aren’t able to support any new loads without consideration or strengthening.   Roof structures are also often somewhat unorthodox so fully understanding how they might need modifying requires specialist understanding.  That understanding, consideration or need for strengthening is why advice is required from a structural engineer.

If you are considering adding roof lights or solar panels or perhaps changing to a heavier tile, then each of these might add weight to the roof or cut through rafters.

Your roof may be able to support these changes but you would need an investigation by a structural engineer to confirm this.  Structures-Made-Easy would advise you whether the existing roof can support the proposals or if strengthening is required. We may also be able to advise that, perhaps, strengthening could be avoided by relocating a roof light or solar panel.

Converting a loft to habitable space can create significant extra space in your property but again the typical structure of a roof makes this somewhat more complex.  In an effort to save costs, roofs are often supported by a series of struts down onto the walls below, or deep timber frames known as trusses are used. Each of these approaches has internal beams or props that will need removing to create the new habitable space. The floor joists of the original loft are also likely to need strengthening as they were only intended to support a ceiling.  A structural engineer is required to design how best the roof and floor should be strengthened to allow the removal of these beams and props. 

Structures-Made-Easy would visit your home to get an understanding of the existing roof structure.  We would then produce our report on whether the existing structure can support the new proposals.  We would also include descriptions of any strengthening works.   For a loft conversion, rather than a report, we would produce our design for the changes to the roof and floor structure. These drawings and calculations will provide information for costing and construction by your builder, but also to obtain Building Regulations approval for the works.
