Structural Report on wall removal in houses and flats

The key issue for wall removals is to determine whether or not the wall is load-bearing.  To do this, we will visit the property to gather evidence on the house, including taking measurements.   We will need to establish the floor construction and determine through our experience the location and nature of the load-bearing elements in the house or flat.

In a house, we will need to inspect floors above and below to help develop our understanding of the floor construction, which walls are load-bearing wall and so forth. The information obtained from the structure above and below and on the floor structure between the two is often absolutely invaluable.   

In a flat converted from a house or in a purpose-built block, though, this access is not always readily available with the corresponding impact on our inspection.  If possible, it is extremely beneficial if you can gain access for us to the properties above and below.  This will help us compare the wall layout of the properties and hopefully deduce the floor construction. Even then, we will ideally need to see the floorboards or slab on those floors but it may be concealed behind, say hardwood flooring. 

If you are looking to establish the feasibility of moving a wall but the floor structure  surrounding floors is not visible or access is not possible, then intrusive exploratory works would be needed to gather definitive information on the existing structure.  This would typically involve removing the ceiling finishes in your property to enable Structures-Made-Easy to inspect the existing structure of the floor above from underneath.

We will then produce a detailed written report describing our findings and confirming the structural feasibility of removing the wall.  If this wall is load-bearing and if preferred, we can also provide drawings and calculations for any new structure required to enable the removal of the wall.
