Visual vs intrusive structural inspections

At Structures Made Easy, we carry out a wide variety of structural inspections on many types of buildings and structures.  Clients will often be concerned that we will need to disturb their property to gain a worthwhile understanding of its structure, but this is typically not necessary.  An intrusive investigation is sometimes essential, whilst in other inspections, we only need to inspect the finished walls and floors to draw useful conclusions.

A visual structural inspection is exactly as it sounds.  It is a non-invasive, surface-level examination of a building. It involves assessing accessible areas such as walls, ceilings or floors for visible signs of damage or deterioration. These signs might include cracks, corrosion, sagging, or distorted frames. Visual inspections are quick, cost-effective, and often sufficient for routine assessments, informing property sales or early-stage diagnostics. However, they rely heavily on what can be seen from the surface and may not uncover hidden issues.

An intrusive structural inspection will investigate behind the finished surfaces. This type of inspection involves removing finishes like plaster, floor boards, or cladding to access concealed structural elements. It might also include excavation of trial pits to expose foundations and ground conditions for inspection.  It allows engineers to examine the integrity of hidden components, such as foundation depth or the condition of floor joists. Intrusive inspections are more time-consuming and often more costly, but they provide a comprehensive picture of a structure’s health. They’re usually recommended when a visual inspection suggests potential hidden damage, such as behind a cracked wall or below a sagging floor.

Visual inspections are ideal for regular checks or where there is no indication of potential issues.   Intrusive inspections are critical when deeper concerns arise. As structural engineers, our advice is to start with a visual inspection and escalate to an intrusive one if signs point to underlying problems.
