What does a structural report cover?

A structural report will cover all elements of the structure of the property.  This might include the walls, floor structures, roof structure, stairs or foundations – all the parts of your house or property that keep it stable and rigid.

We will comment on the condition of each of these where they are relevant to the investigation.  Our report is, though, purely a structural report so there are parts of building that won’t be covered as they are non-structural.  These might include electricity, plumbing, water supply, fire escape, damp, drainage, weather-tightness etc.  We are often asked for our thoughts on such topics and whilst we have got an understanding through our experience, but we cannot cover them in our report  as they are beyond our expertise.

The structure of a property is usually concealed, behind ceilings, plaster or floorboards and on.  When we visit, we will only be able to report on areas that are visible during our visit without removing any of those finishes.  In some cases, it may be an area of the house that is vital to our investigation is concealed.  If this occurs, we would recommend in our report what might be necessary to inspect that area and discuss with you how you would like to proceed.  

There may be times we need specialist input to help us reach our conclusions, such as tree specialists or CCTV surveys of below ground drainage.  Again, we would recommend in our report what might be necessary and discuss with you how you would like to proceed.

We can give a rough guidelines on the cost of repairs or remedial works but these would really only be enough to give you a sense of the scale of cost.  We would recommend you would need to contact a builder for an accurate, reliable costing.
