Monitoring of cracks is one of the ways that helps structural engineers and building surveyors gain a better understanding of why the cracking has happened.

Where you have asked for structural advice on cracking that has occurred in your home or property or perhaps made a claim against your buildings insurance, monitoring of the crack is often undertaken at the start of the process.  Typically a structural engineer such as Structures-Made-Easy will inspect the property and the cracking to determine whether a crack is in fact due to structural movement.  Once this is confirmed then an insurance company will often ask for the crack to be monitored.  Monitoring is simply measuring how the width and length of a crack vary over time.

A structural engineer or the insurance company will visit your home or property and install small metal pins on either side of a crack at various positions along the cracks length.  These pins are only to enable accurate measurement and the engineer or insurer will then visit periodically to measure the distance between the pins. Sometimes these pins will have a sliding scale fixed between them to simplify that measurement.  As a crack opens or closes, this will be directly reflected in the distance between the two pins so measuring the distance between the pins provides a direct measurement of the change in the width of the crack.

The pins will be measured every few months or so such that an understanding can be developed by the structural engineer or the insurance company of how the movement of your property changes over the seasons.  This is very important to structural engineers are those seasonal changes tell us a good deal about why the crack has occurred.  Knowing why the crack has occurred helps us determine its severity, how best it should be repaired and how the cause can be addressed.
