What type of qualifications will you provide and will it be accepted by the lenders & banks?
If a purchaser or lender has commissioned a general survey of a property and there is concern over some structural item, they will often ask for a report from a qualified structural engineer. This often appears in the report with wording such as “ There is evidence of structural movement. Obtain a report from a structural engineer with regard to the structural condition of the property and carry out any recommendations under professional supervision.
Acceptable qualifications for preparation of diagnostic structural reports are:
Fully qualified Structural Engineers with designation MI Struct.E or FI Struct.E
Fully qualified members of the Institution of Civil Engineers designated MICE or FICE.
Fully qualified Chartered Building Surveyors with designation MRICS or FRICS.”
In fact, they are misguided on one point, as Chartered Building Surveyors are not qualified to give such advice. Most insurers and lenders require that reports come from a Chartered Structural Engineer (MIStructE or FIStructE) or a Chartered Civil Engineer (MICE or FICE) with relevant structural experience. These designations show that the engineer is a full member of a professional body, such as the Institution of Structural Engineers (IStructE) or the Institution of Civil Engineers (ICE). Achieving chartered status means the engineer has completed rigorous education, training, and assessments, and is bound by a code of ethics.
For the insurer or lender, this ensures accountability and competence. A chartered engineer has the expertise to diagnose structural problems accurately, recommend appropriate solutions, and, importantly, carry professional indemnity insurance. That insurance protects both you and the lender should any errors arise.
If you’re arranging a report for a house purchase, insurance claim, or refinancing, always check that the engineer is chartered and that their qualifications are clearly stated on the report. This will avoid delays and give all parties confidence in the findings.
Insurers and lenders want structural reports from properly qualified chartered engineers because your safety, and their investment, depends on it.
