Works done without approval of building regulations.


Structural alterations of buildings of any sort always require approval from the local authority to confirm they have been designed and built in a manner that is safe for the occupants, the building and surrounding buildings.

That approval is known a Building Regulations approval and it is required for all manner of alterations, large and small. It might only be the removal of the wall between the front and rear reception rooms, or the removal a chimney breast at Ground floor or a small loft conversion.  Regardless of the size, the approval is still needed. 

 It is typically obtained by the architect or builder involved in the renovation on the owner’s behalf but also possibly  by the owners themselves.  Unfortunately, for a variety of reasons, that approval is not always obtained at the time. This oversight is most typically  noticed by a solicitor during their search of the history of the house or property when the house is being sold. A structural engineer is then required to provide retrospective justification for the structural works that have been carried out.  This will involve preparation of drawings and calculations to show the installed structure is indeed adequate.  There is a risk the installed works are not adequate but this will become apparent during our analysis.  If this is case, we will discuss with you the options available.

The key initial task is establishing what has been built and this will usually require removing the finishes to expose the new and existing structures in key areas.  This might also include exposing the existing foundations.  Structure-Made-Easy would give guidance on where such exploratory works would be require then visit to inspect the newly exposed structure and gather information on the existing building and surroundings.

Following our visit Structure-Made-Easy will then carry out our design work to hopefully prove the installed works are adequate.  If our calculations show there are some structural shortcomings in the installed works then we can discuss how best this can be addressed.
